For me, it has to be Sea of Thieves. The game has been in development for a really long time by a fairly large developer so it must have churned through a massive pile of cash. I can't say I've seen a massive amount of excitement for it, especially considering the number of sales it will need to be considered successful when considering its likely development budget. There's also a good chance that PUBG will still be sucking up all the air for Xbox gamers in March.
With Microsoft's focus on games as a service, I can easily see them shutting Rare down if it does flop.
