Does Holland tied with Sony, or is it just Spiderman? Say that Parker retire being Spiderman by 3rd movie and become a new Iron Man instead.

I believe the next 10 years of the MCU will focus on the younger heroes that rise up in the wake of the Avengers saving the universe, which is why I think that Feige has repeatedly said he wants Kamala Khan in the MCU. Because once this current handshake deal is over, Disney/Marvel have no incentive to continue to work with Sony for free. Remember, this deal is basically one major studio making a film for another major studio, and getting none of the money made from the film. This is where the merchandising rights come in. Sony is looking to build its own cinematic universe outside of the MCU with other Spider-Man characters they own. They have a Venom movie scheduled to come out next year (not happening) as well as a Black Cat & Silver Sable movie. But here's the thing: If the merchandising rights are anything like film rights, guess who owns the merchandising rights for both those films? Disney/Marvel do. Therefore the idea that Disney/Marvel will keep the terms of the deal the same once the trilogy ends makes no sense. What business would agree to a deal that involves them keeping what they already have with nothing extra coming in?

The only reason I see it staying put is if Feige reaaaallllly wants to keep making Spidey movies, but with Sony stealing so many characters away for spin-offs it might now be worth it.

I think it's partly playing chicken with Marvel, partly Avi Arad trying to show that he's a smart businessman by getting away with every weird thing the Spider-Man rights contract possibly allows even if those things are bad ideas.This has to be a ploy to get Marvel to buy the Spider-Man rights before Sony torpedoes the whole franchise. Black Cat needs to be with Spidey, it'd be a great romantic tension story. I'll be sad if they snatch her away from the MCU.
